Month-to-date figures for October 1–23, 2026, compared with October 1–23, 2025: sales, median prices, days on market and supply for Rosedale-Moore Park and the Annex, which includes Yorkville.
This is for owners and buyers in Rosedale and Yorkville who want a measured read of the month so far. October 2026 figures here are month-to-date: October 1–23, 2026, compared with the same window, October 1–23, 2025. The month-to-date figures do not represent a completed month.
The short answer: Rosedale-Moore Park freehold recorded 23 sales against 7 a year earlier, with a median of $3,250,000, and homes sold faster with less inventory. In the Annex, which includes Yorkville, freehold sales were steady at 13 against 12 while the median was $1,850,000. Condo medians were higher year over year in both areas, on small samples.
A note on geography. Yorkville is not coded as a separate community in TRREB/PropTx data. Yorkville listings fall within the Annex community in district C02, so the Annex figures below cover Yorkville along with the rest of the Annex. Rosedale-Moore Park is district C09.
The C09 samples are small, between 7 and 23 sales per cell, so price changes should be read as directional. One or two large sales can move the figures. I lead with medians rather than averages for that reason.

How I read these figures
The clearest change is in Rosedale freehold activity. Sales rose from 7 to 23, average days on market fell from 32 to 17, and buyers paid 96.9% of list on average against 92.7%. Active listings at the end of the window were 45 against 59. The lower median alongside more sales may reflect a different mix of homes trading, alongside any change in values for comparable homes. With these sample sizes I would not draw a price conclusion from one window.
In the Annex, freehold sales were about level, but homes sold in 19 days on average against 48, and active listings fell from 54 to 42. The median of $1,850,000 against $2,857,500 may also reflect a different mix of homes sold. On the condominium side, the Annex still carries the most supply of the four segments, at 8.8 months, though that is down from 10.7, and days on market fell from 51 to 18. In Rosedale condominiums, sales and active listings were close to the levels of a year earlier, at 7 against 8 and 51 against 50.
For owners weighing a move between segments, I have written about the relationship between condominium and freehold values in The Condo-to-Freehold Spread: A Structural Case for Upsizing, and about closing costs at these price points in Toronto Land Transfer Tax on Luxury Homes: Worked Examples.
Method
Sale date is the date a firm sale was reported to MLS®. Conditional deals are not counted. Freehold includes detached, semi-detached, att/row/townhouse and link. Condominium includes condo apartment and condo townhouse. Rosedale-Moore Park uses the C09 tables. The Annex uses the Annex community tables, not the C02 district total. Active listings for 2025 are reconstructed from the listing feed and may run slightly above TRREB's published counts.
Months of supply is a pace estimate: end-of-period active listings divided by sales scaled to a 31-day month, using 22.78 elapsed days for 2026 and 23 days for 2025. The estimate may change as October closes. Changes use displayed rounded figures, except supply changes, which use unrounded pace estimates. Percentage changes are rounded to whole percentages, with half values rounded away from zero.
