Family Office
Family Office Advisory
Real property acquisition, disposition and portfolio strategy for family offices and private investors.

Scope
Daniel Kim & Associates advises family offices and private investors on real property: luxury residences held personally or through holding structures, multifamily and income property, pre-construction positions, and development land. The practice sources, underwrites, negotiates and executes. It does not manage funds, pool capital or sell securities. Every mandate is a real estate brokerage engagement under Ontario's Trust in Real Estate Services Act, executed alongside the client's counsel, accountants and, where relevant, tax and immigration advisors.
How an engagement runs.
Mandate
Objectives, constraints, holding structure, jurisdiction and reporting are agreed in writing before any property is discussed.
Sourcing
On-market, off-market and pre-construction opportunities that fit the mandate, with the reasons each is or is not presented.
Underwriting
Every asset is modelled before it is offered. Multifamily runs through the published standard underwrite. Residential runs through comparable analysis and carrying-cost modelling.
Execution
Negotiation, conditions, diligence coordination and closing, with counsel and accountants involved at the terms stage, not after.
After Closing
Disposition timing, refinancing windows and portfolio reviews on a schedule the client sets.
Principles
- Capital preservation before yield.
- Written allocation of every risk.
- Conflicts disclosed in writing. The practice is compensated as a brokerage, not as a fund.
- Confidentiality by default. No client is named without written consent.
Engagement details
- Jurisdictions
- Canada, wherever the structure and the numbers work, including for families based outside Canada.
